Newbie from Cincinnati

Hello all! Been lurking on here for a few weeks and decided to join and post up. I'm from the Cincinnati area and close on my first rehab house on 2/28. As the date gets closer and closer, my stress/nervousness level is skyrocketing!! I have a friend who is investing to help with the purchase of the house and I am doing the rehab. We will then sell and use the profits to start building our rental property empire!

I'm going to make another thread that goes through the trials and tribulations of a first time rehabber!

Thanks for having me and I look forward to all the great advice I'll find here.

    Where are your rental properties at in Cincinnati? I'm thinking about buying in Clifton, which is student rentals for Univ. of Cincinnati. I know there's a lot of hassle with those types of properties, but there's a lot of $$ to be made too!

    @Tim G. - I like southeast Cincinnati near Anderson/Amelia areas. Good luck with student area - that's something I stay aware from but, yep, people can make money from it.

    @Tim G. Welcome to BP, Tim. I live in Clifton, and while I don't do student rentals, I know folks who do. Be sure to really familiarize yourself with the area, as it changes greatly block by block.

    I'm also curious as to whether the student housing market here is tightening, as a number of brand new student apartments have gone up, equipped with lots of amenities.

    P.S. I would love to have a Ohio specific thread where we can talk about recent laws, market shifts or happenings that would affect us... just an idea

    hey @Dustan Marshall I see you're from Hamilton....I'm over in West Chester. I have a good friend who lives in Hamilton and owns 1 of those buy here, pay here car lots on RT4.

    Did you mean to say rehab?? Where was it at? I've been looking at 4 -6 family apt complexes to buy after this rehab and see Hamilton has a lot. But I know there are a lot of low income sketchy areas there.....

    @ Tim G. The property I did was is a sfh in lindenwald. You can read about it on my page I write few threads about it. I did not have to much rehab and it was a buy and hold (rental). I have lived in Hamilton all my life and it is certainly pocketed. So you will need go have good knowledge of which way a certain area is going if you are planning to invest here.

    I really like trying to stay in entry level areas that are "C" or better. I usually try to do houses between 30-40k with less than 10k rehab.
