Just Cause Termination / Relocation Assistance - Sacramento CA
Hello Everyone,
I live in an unincorporated area of Sacramento County, CA
I have a duplex that I partially occupy and I am looking to move to the other side of the duplex. The tenants were in place when I purchased the place but their lease expired about 6 months after I purchased it. I then signed a new 1 year lease that has since rolled over to month-to-month. With AB 1482 it is a little unclear if I need to provide rental assistance and if I am exempt. The exemption applies to "A duplex in which the owner occupied one of the units as the owner's principal place of residence AT THE BEGINING OF THE TENANCY, so long as the owner continues to occupy". So would the beginning of the tenancy be prior to me purchasing, in which case I am not exempt and would need to provide relocation assistance, or would it be as of the signing of the new lease after I purchased? Thoughts? Any attorneys in the Sacramento area that could assist?
