Alabama Tax Sales Help
Thanks in advance for everyone's input and time. So, I am new to the whole tax deed and tax certificate thing only hearing about it from time to time and given sloppy advice. I did some research and wanted to see if people with experience can clear up any concept errors I may have as well as for any other new people to be able to come into this forum and get an overly simplified crash course. To my understanding, if an owner does not pay their property taxes it will go up for auction as a tax certificate, but after three years of delinquent taxes it will auction off as a tax deed. After that point if not purchased it goes up for sale by the state. Once you get a tax certificate you are allowed to take possession but most wait until they pay up through the years to a tax deed. With a tax deed you can file a vacate notice for a period of 6 months for the people vacate the property, if not vacated you can file for an ejection.
I think I have the earlier information mostly right and understood but here's the parts I don't understand. If you buy a tax deed from the state that is 3 years or more delinquent in taxes then you do not have to wait for the 3 years possession to file for the ejection. You are able to immediately able to eject and do what you please with the property whether that be selling or renting, maybe invest into some renovations. So I am currently using Parcel Fair to look for tax deeds with the intention of immediately filing for ejection and selling them, what will be the one piece of the puzzle that I am missing that is going to burn me.
Also I've seen different answers as to the interest rate as well as when you can legally rent a property out/ have the ability to sue for reasonable rates. If you can provide any additional information, references, literature from official sources, or even verify what I have is correct that would be awesome. Once again thank you for your time.
