Yucca Valley, CA Short Term Rental
Hey all, My husband and I are in escrow on a place in Yucca Valley, CA (just west of Joshua Tree) that we plan on STRing. Has anyone submitted an application here recently? Or been approved? I'm looking over the application now and it is shockingly thorough (see the list of submittal requirements below - eek!).
I am also looking in the area and making sense of the permitting/ordinances in Yucca/JTree. Can any of you recommend a realtor in the area who can help find deals and has the latest on the STR ordinances in place and potentially upcoming. Thanks!
@Damien Boulat we are closing on a house in yucca valley next Mon, and have found no good realtors, I am sorry ... we went through about 3 ... be prepared to do most of the work yourself and leverage realtors for viewing the property on your behalf. I'd recommend not going out there until you get an offer accepted. This market is crazy. We made so many unnecessary trips only to lose out to someone willing to pay 100k over list. Know your line, draw it, run the numbers and try and make the best decision possible. Good luck!
@Christina Hall Thanks for the tips. 3 offers in so far, all a no go but still pushing for a deal that makes sense. How has the permitting process gone for you since close? (Assuming you bought to run an STR).
@Damien Boulat we are in the city of yucca valley. We’ll be sending out for permits in about 2-3 months after reno.

@Damien Boulat happy to share. They are actually a contractor that works on all our houses. They travel to and from since we have such big projects. Let me know when you close.
I'm also closing on a house in flamingo heights (Yucca Valley) on tuesday and need to do renovations to make it into an airbnb! Any recommendations/help is appreciated!
Hi There! Might be a good Q for @Lucy Richardson or @David Brooks - Do you guys know If you need to wait until your deed has been recorded at the assessor's office to file for your permit? I've closed, but the permit portal still shows the former owners name so not sure if I need to wait to get the permit so it is in my name? Any advice would be wonderful. Thank you!
I actually just called the county about this yesterday, as we finally opened escrow on a property in northern Yucca Valley (unincorporated area). Once the deed is recorded and you have a copy you can show the county, you can provide that as evidence and begin the STR application process even if the "automated" systems still show the old owner's name. Last time I purchased a property in SBC, my escrow company sent me a digital copy of the deed the day it was recorded, but you should also receive one in the mail from the county eventually (though it took about a month the last time). Hello again everyone! I closed on a home in the actual town in Yucca Valley and getting things moving for the permit. As part of this they require that all adjacent properties within 300 feet be notified. My home happens to have several vacant lots nearby, but per the ordinance they still need to be notified. However, how can I find addresses for these vacant lots? I see parcel IDs and owner names on the county assessors website but no addresses. Any thoughts?

@Damien Boulat we are doing this now. I’m pretty sure it’s vacant homes not vacant lots. That’s the way I read it.
Ahh, thank you, that would make more sense. Not like these lots have a mailbox or anything set up.
@Damien Boulat I was looking at that requirement as well and didn't quite understand what the town needs. Where you able to get all the owners addresses? What about the notarized acknowledgement? Let me know how this process went and if you got your permit? Thanks!

We are in the same process as you right now. Call this number to get your “radius.” They will do the research and give you the info for the parcel owners and addresses. We tried to do it ourselves, but they said we need to have the vacant lots and addresses to send to the owners, which is difficult to obtain. The rate is $90 per hour, but apparently usually only takes 30mins so $45. We are getting ours done now so we will see! (909) 387-8307

I hired a third party service for the radius map. It was a bit more expensive but they provided the full package (two sets of addresses on mailing labels, map, usb digital copy...) ready to submit.
As for the notarized statement I reached out to the town and was told a simple statement stating the property is up to code was sufficient. I interpret it as something the town is using as a legal tool to hold owners accountable, if something does go wrong. Please do your own due diligence and speak to a real estate lawyer if you deem it necessary.

did you have a hot tub? If so, did it need to be permitted? I am getting mixed research answers in yucca!
This forum is so supportive and awesome. I'm learning so much from all of you. We are looking to close in the town of Yucca Valley soon(thanks for the map @Kristi Kautz!)
We are going to need a lot of work done so if you all have any recommendations on
GCs, Electricians, Handymen, HVAC and roofers, please share!

@Dave Wen we are 95% done with our remodel in yucca valley. It was a gut job, we built a pool and it's been 6 months since we closed. The pool was done faster than the interior reno. I don't know a single person who hasn't struggled with contractors out there. We've spent 100s of thousands in remodel costs in last 20 months in multiple markets and I have never seen anything like it. We've had a dude smoke heroin in a backyard, a contractor cheating on his wife in our house, another contractor threatened us so my husband had to drive out with his gun. It.is.not normal out there. We've scraped and clawed to get to this point because NO ONE had a good referral for us for general or skilled labor. I will save you some trouble and the only contractor I'd recommend is Rick at Dust Detail his number is 760-362-2209. Tell him I sent you. His team can do general tradesman work and we found them in the 11th hour, but just know you are likely going to have to scrape together multiple contractors to do the work you need. It's blood, sweat and tears in the desert to find reliable contractors. We wont be buying another fixer there. Unless we hire a GC and get on their wait list. Sorry to be a debbie downer but it is what it is. Good luck.
Wow! those are some crazy contractor stories. I find it so odd how there are so many terrible contractors out there. One would think that this line of work would be more regulated and better vetted. But it is what it is. Thank you very much for Rick's info!

Wow! Your stories sound like a tv show. I'm glad you were able to get through it all. Thanks for all your helpful tips. My boyfriend and I are applying for our STR permit in yucca valley now. We have been fixing up and prepping our yucca valley place for the last two months and are getting close to launch. We live in LA so we spend all weekend, every weekend prepping. Would love to stay in touch with you as you get going to exchange war stories :)

Congratulations! We closed on our place in YV in august and we are prepping, renovating and getting ready to launch. We have used a variety of people and are willing to share. Let us know what recommendations you need and we will gladly refer. Feel free to keep in touch, it is nice to know people going though the same thing as us!
Just closed on a house in Yucca Valley a month ago. There are a few upgrades we plan on doing. Should I apply for the STVR now or wait until the upgrades are done and the house is ready to go?
