Short term rental best advice

Joshua Metzger
Posted

Hey BP community,

We just bought our first property that we plan to use for short term rentals.  We currently have 4 long term rentals so this is the first time we will be working in the short term rental space.

A few things about the property:

1. Lake front with great views of the lake

2. Easy walk down to the dock

3. Plenty of parking above the house on a gravel lot

4. Located at the end of the dead end road

Looking for any good advice on getting started.

1. Tips to make the property stand out.

2. Things to be aware of.

3. Any other advice.

Thanks in advance,

Josh

Congratulations on your new lakefront property! Here are some tips and advice to help you get started:

Tips to Make the Property Stand Out

Highlight Unique Features: Emphasize the lakefront views, easy dock access, and secluded location in your listing. Use professional photos and consider drone shots to capture the beauty of the property from above.

Create an Inviting Outdoor Space: Set up comfortable seating areas by the lake or on the deck. A fire pit, BBQ grill, or outdoor dining area can also be great selling points.

Themed Decor: Consider a lake or nature-themed decor to enhance the experience. Think cozy, rustic, and comfortable, with touches like lake-themed art, wooden furniture, and soft lighting.

High-Quality Amenities: Provide amenities that enhance the guest experience, such as kayaks, paddleboards, or fishing gear for the lake. Inside, offer luxury linens, a fully stocked kitchen, and entertainment options like board games, a smart TV, and Wi-Fi.

Welcome Guide: Create a welcome guide with details about the property, local attractions, dining options, and house rules. It adds a personal touch and helps guests feel more at home.

    Things to Be Aware Of

Local Regulations: Check local short-term rental regulations, including permits, taxes, and any zoning laws that may affect your ability to rent the property.

Cleaning and Maintenance: Short-term rentals require frequent cleaning and upkeep. Consider hiring a reliable cleaning service and have a maintenance plan in place for quick fixes.

Noise and Privacy: Since the property is at the end of a dead-end road, it’s likely quiet and private. However, make sure to communicate any noise policies to guests to maintain good relations with neighbors.

Pricing Strategy: Research similar properties in the area to set competitive pricing. Adjust rates seasonally and consider offering discounts for longer stays.

Guest Communication: Clear and prompt communication is key to positive reviews. Be responsive to inquiries and provide detailed check-in/check-out instructions.

Online Reviews: Encourage satisfied guests to leave reviews. Positive feedback will help boost your property's visibility and attract more bookings.

By focusing on these areas, you'll be well on your way to successfully managing your first short-term rental and making the most of your beautiful lakefront property. Good luck!
