New short term rental investor trying to acquire rentals overseas.
Hello everyone, I know most people here invest in the United States, but I am looking to invest, outside of the country, specifically in Panama. My parents and most of my family are from Panama and I would like to move there, but I obviously need to find some sort of employment there, and so was thinking that running short term rentals could be a good way to do it. Anyone here have experience in establishing short term rentals overseas, or in Panama/Latin America, specifically? How would I find the best places to buy properties in order to rent out? How can I find good property managers?
Certainly! Here’s the reformatted content for Bigger Pockets, maintaining your original content:
Leveraging Unique Circumstances for Investment Success
I absolutely love this question and am genuinely impressed with how you’re leveraging your unique circumstances to take a nuanced approach to a popular and lucrative investment strategy. Here’s how I would structure my thoughts with respect to developing a strategy that prioritizes your personal fulfillment, profitability that disrupts through wealth creation, and your fiduciary obligation to those willing to back your idea with their capital.
Legal Considerations:
- Partner with an attorney who has a record of accomplishment of success in international business, contract law, and real estate within the investment space.
- Consult with legal experts in Panama to understand the biggest challenges for short-term real estate investment and international investors. Encourage them to apply their expertise to navigate and potentially leverage these challenges.
- Explore how legal frameworks can transform challenges like zoning, regulation, or market fluctuations into strategic opportunities.
Capital Sourcing and Financial Strategy:
- Align your funding sources with your investment goals, ensuring that the financial setup turns potential financial burdens into assets.
- Guide your decisions by evaluating the potential profit and the worthiness of the investment over time. Use straightforward financial assessments to determine if your investment is likely to be profitable and sustainable. Remember, sometimes the best opportunity might be closer to home, or a different type of property might offer better returns.
Market Research:
- Research the most promising areas for short-term rentals in Panama, focusing on locations with high demand for temporary accommodations.
- Seek out experienced property managers who can handle the daily operations, upkeep, and guest interactions, especially if you’re not based in Panama.
Lastly, consider operational aspects like team building, establishing best practices, and ensuring compliance. Engage with the local community to gain insights and build relationships. Finally, focus on execution: research thoroughly, seek advice, reassess your plans, and pursue your goals with determination and confidence while remaining adaptable and willing to pivot when necessary.

Hey @Carlos Hidalgo, I will give a shout out to @Mike Lambert. He knows a lot about investing in Latin America.
@Matthew Bernal, I am sorry man but that reads like it was written by a bot. There are so many buzzwords and phrases in there my head is spinning.
"Align your guiding decisions with correct assessments of experienced operational people while leveraging your superior engagement in a structured manner."
Whew...
What's funny about that is it wasn't! The only bot content are the research links. I am flattered that my writing comes off as intelligently as an AI model though!
