Pregnant Tenant Inquiry

Hello Everyone, I need advice.

I am currently renting to a woman who is 7mo pregnant. So far she has been a good tenant but recently had a fight with her bf and kicked him out (not on lease).

With her being due soon, I'm curious to know if she has a way to pay rent while possibly being out of work for a period of time. I don't want look like a bad guy if she does stop paying rent and put her out but the property will not be able pay for itself without her rental income.

Any ideas or suggestions would help

@Anish Tolia I appreciate your input but I didn't become a REI just to collect money. I like to solve problems so I asked this question. I won't treat her any different than any other tenant, but if she happens to contact before rent being due saying she may have an issue paying rent because of the giving birth, I can now point her the direction of assisting programs because I picked the up from this forum. Asking that question here, now I have that option. I try not to look at everything as black and white. We come here to hear from people's previous experiences and learn.

Thank you

@Mary M.

Thank you for sharing your experience. Options is what I am looking for in case I have to cross that bridge and you have provided that. Feels better having more than just a hammer in my tool belt.

Interesting Article: https://gthemidwife.com/2014/03/02/in-my-day-we-gave-birth-in-the-rice-fields/

Seems a bit harsh, but it was probably Communism.

@Anthony Middleton

Not sure I see an issue as bf was never on lease. I assume then that she was approved on her own, so really no issue until it becomes an issue.

 Oh, I assumed Bugnay was in China someplace, or Viet-nam. The Bug-nay Delta, the Bug-nay trail, etc..

That why I added "probably".

The harshness of making women work this way is unbelievable.

Communism in China is very very harsh on females, especially babies.

I want to add some info for those reading along - in many states there is paid family leave and many businesses offer it too....  employees may have accrued vacation time available to them  and also there is 211 (or do a google search for local resources)  which will help people find rent assistance if it is ever needed.

In the end the best way forward is communication....  if you have a tenant that is late on rent start a dialog - it may be that there is a way forward that is a win/win for all.
