Ohio Investment Property?
Howdy folks! Newbie here. Looking to begin my REI journey. I've found homes I thought would be good investments in Rochester NY, Syracuse NY, and Cleveland OH but I think I'm set on Columbus OH. Does that market look promising to any of you?
Anyone in OH know that market well? Any investor friendly OH agents on here? I plan to employ property management for the rental.. Anyone against property management for their REI's? Connections and any insightful advice is welcome 📥
Hi Staci. I’m also in CA and I know a lot about Cleveland area, not so much about Columbus. But, as an out of state investor, you def need a PM. You don’t want 2am phone calls about a plugged toilet, they can help you get a good tenant, and they understand city requirements like POS and rental inspections etc.
@Staci Lynn The Ohio market is good for investors. Prices are low which is good for getting started and in terms of risk. First time is always a test run so if you make mistakes they won't be as costly on a $100,000 homes.

I went to Ohio State and lived in Columbus from 2009-2016. I loved every minute of it there, Columbus has a great atmosphere!
I don't currently know any agents there, but there are a lot of nice neighborhoods. Are you looking in downtown Columbus, or student housing, or suburbs?
@Kerri Shaffer Oh gosh that’s good to hear! I’ve only known one person from there and he was totally bored with the city but he was born and raised there so I’m glad to finally hear something positive about Columbus.
Honestly, I haven’t been very location specific. I’ve just been searching for the best deals on multifamilies in my price range which definitely isn’t anything close to the university or up that way at all lol.
@Account Closed Columbus is a great market to invest in! It is the only city in Ohio with consistent population growth over the last decade and has become a haven for large corporations. I've lived here for 7 years and have watched the city transform.
I invest here in Columbus and have had a lot of success. I definitely recommend working with a property manager especially since you are out of state. I know quite a few PMs I could connect you with
I would suggest narrowing down what you are exactly looking for in a property. This will help to point you towards one of the markets, but there is a lot of opportunity in both Cleveland and Columbus. @Account Closed

@Account Closed It's great that you narrowed down your market. Your already half way there! My next suggestion would be to do your research and network in sub-markets of Columbus. If you're looking to get into the flip game, I would suggest south east Columbus (Southern Orchards, Linden, Obetz) or Hilltop/Franklinton. If you're trying to buy to hold (which is very tedious right now), I would suggest North Linden, Driving Park, Whitehall, German Village, Clintonville). Keep in mind, your investment strategy will determine what type of properties to go after, STR's, flips, or AirBnB's even. Also, do your due diligence on hard money/OPM. When you're buying to flip it is out of best interest to use Hard Money as well as cash to maximize your time as well as your investment. Feel free to reach out to me with any questions/concerns. The Columbus market is a great cash flow and appreciation hybrid market with one of the fastest growing populations in the midwest. Its a great market for in state and out of state investors.

Good Morning @Account Closed The midwest offers such a good variety of rentals, just depends on what kind of real estate you are looking for. Some of the secondary markets are really good to, just depends on the market and what you are looking for in a property etc. But Ohio is a great place to start!
