Cashout Refinance lender on Investment Rental Properties

Hi,

Any one has luck doing Cashout Refinance on Investment Rental Properties with Desktop appraisal (0$ appraisal fee to see if any possibility of cash out upfront rather than pay 500$ for appraisal fee) preferably low closing costs 

please advise

I personally have not seen a lender that doesn't charge an appraisal fee, especially because the appraisals are done by a third party and that third party definitely wants to be paid.

If you see someone offering refinances with no appraisal fee, I'd be a bit wary of that entire lender.

Also to get a feel for your home value, Zillow is a great estimate tool to see comps in the area and is entirely free.
