Selling an Occupied Property

Hello All,

Is there a good way to market a tenant-occupied property to other potential landlords? 

I have a property in northern VA that is worth about $500k. The tenant is paying $2700/mo. I just locked them in until summer 2023. The property is a money-maker but I'm located in SC and planning to stay here. I don't want to cut a property manager in just to fix a faucet every few months but I also don't like being so far from the property... Long story short, I'm thinking about selling it. Any recommendations?

 How is $2700/month a money maker if your buyer has to pay $500,000?
