Will the eviction moratorium be extended past the end of June?

I don't think the CDC will extend the moratorium again (past the end of June) with vaccines widely available. Perhaps congress will but I don't think so because they won't want it ending in the winter or during the school year. What do you think?

I agree with you in a LL friendly like SC. Definitely wouldn’t try to go alone on the left coast states like WA, OR or CA.

    If you had not noticed a pattern, the government had been extending the moratorium at or near the end the last one the last expiration date. This head game will continue till people say enough is enough.

    Just out of curiosity, has anyone here tried the cash for keys approach and had success?

    I think there’s a strong possibility that it will get extended. It’s not about the virus anymore, it is purely about the economic state of the tenant. Just to give you an example, our governor here in Nevada extended the moratorium until the end of May, saying that tenants should not get evicted since there is financial help for landlords and tenants, he said nothing about danger to the tenant moving out due to covid. It is an easy way for the government to have landlords subsidize tenants without government having to foot most the bill.

    Yes. I did it twice and it worked. I basically gave about two months worth of rent to one tenant and three to the other. This is not counting the damage that they did to the property which added a few more thousand in both cases. But at least they didn’t stay over a year for free.

     Unfortunately no luck here yet. I had a tenant do a walkthrough inspection, sign a lease, and move in the next day. That next day they started complaining about how everything was broken and needed to be replaced. And refuses to let me on the property to confirm and address the complaints and said he will not pay rent until everything is replaced.

    I offered $700 plus unused rent plus security deposit back and he still refused. He KNOWS he can't be evicted because of the moratorium in NJ.

    CLEARLY a case of moratorium abuse. Unfortunately all lawyers I spoke to said there is nothing they can do even if  the tenant clearly has the means to pay and chooses to not pay starting day 1. I'm at a complete loss as to what to do.

    ot has been extended in some places but even if there is a judgement the tenant will be given 60 days to move. I wish my landlord would offer me money to move out I would jump on it. this place is full of bad plumbing and mold. due to the money that I haven't been making I cant afford to get move money up after paying monthly expenses. there is no heating or air. or hot water. have to use a bucket under the kitchen sink and the sockets have caught on fire twice.. they charge me for insurance but its to protect the interest of the landlord. this is PMI property management...
