New Tenant stopped Paying

Hi All,

I have a condo in Palm Beach County (city West Palm Beach).  The tenant has made partial payment on 1st months rent and has not paid 2nd months rent.  To avoid the eviction process I would like to pay the tenant to leave. If tenant accepts my offer, is there a form he should sign giving me legal possession of my condo?

@Lisa Mauritis cash for keys is very "street" you can have them sign a fairly simple form.  You can probably even write one up yourself.  The form is not really the important part.  What's important is simultaneously getting the form signed, notarized, and getting possession of the unit.

When you get the form signed get it notarized at the same time, hand over the cash, and have another person at the property to change the locks and take possession.  They should have all of their belongings out before any of this takes place.  

Don't get caught making a payment and letting them leave another person home in the property, or letting them leave belongings there.
