Hot tub repair - who's responsible?

Is replacing a motor, that just went bad due to age, on a hot tub in a rental home the responsibility of the tenant or the owner/property management?  The hot tub has been well maintained by the tenant, and the rental agreements only states "Tenant

to understand functionality of Hot Tub and assumes responsibility for proper maintenance and safekeeping of Hot Tub."
