I need a reliable lawyer in Gaineville, FL to handle an eviction

l need a recommendation for a lawyer to conduct an eviction in Gainesville, Fl.  I just bought the property and the tenant is behind and has been given the necessary notices by my property management company.  However, since it was an existing lease inherited by the current management company they will not provide a lawyer until it has implemented one of their own leases.  I guess they are more iron clad and involved with legalities. 

Can anyone help me out or provide some direction.  I think first hand experience and a recommendation is better than googling it.

I imagine you will receive many recommendations but Jose Moreno assists us with a lot of legal work related to real estate.  240 NW 76 Dr D, Gainesville, FL 32607 

It appears I cannot post a phone number so you will need to google it

and good luck.  We try to motivate tenants to leave as much as possible but it is not fun losing out on months of rent.

Have you offered the tenant $300 cash for the keys?  In the end, it will save you money and headache if you can agree on terms (2 weeks to be out, for example).  And if you explain how hard it is to find a new rental with an eviction on  record maybe that will convince them.

I know it feels wrong to give a tenant that is late money, but unless you want to do it just for principle, I think you will end up with a bigger headache if you go the full eviction route.

We have around 50 units at the moment.  Do you live in CA?  How many units do you have in town?

Thanks, I do live in California. I just have a duplex in gainesville, a SFH in Lakeland and another in Wesley Chapel. I have 9 all together in TX, FL., N.C., S.C. & GA. We really liked the area and looking to find some more in the area. I appreciate the feedback...........

Your not the one who bought that quad out from under us?  It was only listed one day and went to make a bid and seller said I have 5-6 bids and I am no longer taking any offers..........

I was one of the bidders, at 1k over asking, but got bid out.  That quad was priced very low for the area.

It was priced too low for the area and we were promptly outbid as well.  Overall I find it quite hard now to find multi family deals that make sense in GNV.

Not a lawyer, but a lot of people use evictionsplus.com he’s also an investor.
