Heating costs

I am considering buying my second triplex. It currently has one old propane furnace for all three units. I am concerned that if I don't split the heat up by installing three smaller furnaces and let the tenants pay their own heat, I could run into high fuel expenses. I understand I can raise the rent to cover the fuel costs, but am worried I could somehow get stuck paying for them myself. I have no experience with this. Anyone willing to give me some advice?
