Purchasing first multi family to rent

Hello! I'm looking to buy my first multi family. I need some info on how to get the 25% down payment. I currently own a home with about $45,000 - $50,000 in equity my credit score is about 685. Should I refi and cash out to get the money for my down payment or what is the best way to go about getting the money?
