Question about Roof Replacement in Raleigh, North Caroline

Hi,

I'm pretty sure a 10' x 40' (400 square foot) section of my roof overhang above my patio needs to be replaced.  A decent portion of the plywood beneath the overhang is rotted, so the shingle would need to be replaced and the plywood as well.

1)  I had one guy come out to my property and give me a quote to replace the roof.  He quoted me $1500 (full shingle replace and plywood replacements as he sees needed) and $2,200 (If I want ALL of the plywood replaced).  I know that 1000 sq/ft houses with simple roofs can get full replacements in Raleigh for around $4000, so this quote seems a little steep.  Does this seem like a fair price?

2) Can anyone recommend specific roofers in Raleigh, or atleast point me to where I should be calling to match quotes

.... i've gotte a few recommendations from friends and fellow BP members, however most are unreliable and do not answer the phone or call me back!

Hi keith, im in raleigh. I had my roof replaced last year on my office building in wake forest. I used Charles from Semper West Builders. Dont know how he ll match up cost wise but one thing i had complete confident in was that he d do a great job and i could trust him. That was more important to me than anything else. may want to give him a call.

    The quote you got seems to be in line with your own comparison. Don't forget that part of a price cover  costs not strictly related to square footage like insurance, the time for acquisition, and land fill fee.

    @Keith N.Where is the property located? My experience with roofing is that it's as much about determining what the heck needs to be done as it is the price per SF to get it done. I have used Norato for my last few roof deals and found them to be straight-forward, reasonably priced. I dealt with Frank Montez.

    I don't know about your area.
    Here is something to think about. All my buy and holds that need roofs get a metal roof. Due to now it is a life time roof.
    Don't let these metal roofing guys tell you it cost more than shingles. IT COST THE SAME!!

    Hi Keith - 

    My neighbor in Wake Forest is a roofer and we used him on our rental.  I'm not sure how he'll price out but if you want the referral google Roof Roof.  The owner is Raymond and at least you can call for another estimate.

    .@Keith N. I live not far from there; I'd be glad to look at it for and/or with you to assess it. @Adam Schneideris right: half the battle is figuring out what needs to be done.  If your sheathing damage is so extensive, you may have other damage.
