Tenant eviction negotiations
Hi,
I’m going through. 4plex tenant eviction In Alhambra and have already filed an unlawful detainer and got a court date.
tenants who currently are paying about $1,500/month are asking for $20,000 and free rent for 9 months. Their threat is they will go to court and trial by jury.
anyone else have experienced such a thing and have any advice or suggestions to deal with this situation?
Any advice or suggestion is greatly appreciated!

Do you have an attorney helping you? If not, get one ASAP.
You haven't said why you are evicting them. That makes a big difference.
$20K and 9 free months sounds obscene. They need to be made aware of what an eviction will do to their ability to get a new place to rent. Make sure all their names are on the eviction paperwork for everyone, even the children, can be found by searching for evictions.
You've already indicated that you have a court date. Therefore, their threat to go to court is moot. A jury trial is their right. If they have stopped paying rent for a BS reason, you ask the court for the tenant to deposit the rent with the court while awaiting trial. 😊
CA is a pretty easy state to get wage garnishments, all the while interest in accruing on the judgement, and also you can get bank levies. As long as they are working real jobs and have a bank account, you can make them pay.
