Hello Hunter, does your local MLS not allow you to syndicate your rental listing to all those site?

Homes.com is the only 1 I am not seeing.

Hey Hunter,

As a property manager for over 20 years, I can say you're definitely hitting the key platforms with Zillow, Facebook, and Apartments.com. I’d also suggest adding Craigslist and Zumper—they're still good for finding tenants, especially in Saint Petersburg. Another tip: use Rentometer and RentCast to double-check your rental rates; they’re great for comparing rents in your area and making sure you're priced right. I’ve used them for years, and they’ve really helped me stay competitive. Good luck with your listings!

Quote from @Hunter Gibson:

Many property management software platforms will syndicate your listing out to multiple sites. Apps like TenantCloud will publish your listing on dozens of platforms with the click of a button.

The local MLS (Stellar) will syndicate (push) listings out to over 300 different websites depending on your Brokerage's configuration.

We are on at least 30 different websites. I think that you are missing a few big ones including Zumper, homes, and a bunch of others.

We do our best to track actual traffic from differenet websites and there's really a Big 5:

    Zillow
    Trulia
    Hotpads

    Apartments

    Zumper

Craigslist does its best to avoid working with syndications and was surpassed by Zillow years ago - so, no longer worth the effort of manually adding.

Facebook Marketplace doesn't like property managers and will ban you if you post too many properties. You also have to deal with a bunch of tire-kickers who just waste your time.

The rest are only worth advertising on via syndication as not really enough traffic to justify resources to manually add.

Of course, this is for our Metro Detroit market, each market may vary somewhat.

We syndicate to 50 different rental websites, some key websites that are missing in my opinion are:

    1. Realtor.com - Another solid option for reaching renters.
    2. Trulia - Similar to Zillow, with good visibility.
    3. HotPads - Focused on rentals and popular among renters.

I recommend looking into the MLS syndication if you aren't using a third party that automatically syndicates the listings. I also would not overlook the power of joining Facebook groups for people looking for rentals, especially if you are placing a tenant yourself. Facebook has a lot of groups for people looking for roommates, rentals, etc. can't hurt to post there!
