Hi,

I have situation where tenant keeps ignoring my request not to use treadmill in the apartment. Even thgh apartment is the first floor apartment when they use treadmill and other exercise equipments it does shake the house little bit and produces heavy stomping sound as this old 1880s house. After couples of uses, I put it on the lease and they agreed not to use them in the apartment. But every now and then they still keep using it and excercise in the apartment like jumping and all. Have any of you guys dealt with this type of situation. Let me know what’s the best way to deal with it.

Thanks,

Yuzi

Stop giving warnings and start taking action.

When someone disturbs the neighbors, I give them a written warning that it is unacceptable behavior. If they do it again, they get a written warning and a small fine to show them I'm serious. If it happens a third time, the lease is terminated and I have paperwork to evidence their past violations in court.

When you give a warning, make sure it includes the process for steps two and three so the tenant knows what further violations will result in.
