Utah Landlords, Looking for some leasing advice!

Hello all,

I am a newer investor in Utah, I have several properties out of state which have been fully managed by a property management company.  I recently purchased my first property in Davis County, Sunset/Clearfield area, which I am attempting to manage myself for the time being to increase the margins, but also to gain the experience.  I have read books on managing a property, but those are written from a general perspective and I'm hoping to get some additional local advice. 

I'm currently wondering where everyone gets their Utah state specific lease agreements, or at least a template for them, and if anyone has recommendations for a Lawyer you use to look over docs and ensure they meet Utah's laws?  I will probably use Avail or Apartments.com for the management software but the leases they have are pretty generalized and non specific. 

Any additional advice and/or recommendations would be most welcome and much appreciated!
