REHAB: $23,500 for a flip. $10,000 or less for a rental. House is clean.

Description: Solid rental or small flip. House is very clean and practically rent ready. Rental rates from $1,175-1,250. For a flip the comps were scarce, two were mostly original with minor updates and sold in the mid $130's range, one was completely updated and sold for $155,000 (which I believe is achievable with a nice finish out) Also this property is 100+ sq ft smaller than us. Original hardwood floors throughout can be sanded and stained to like new condition. Minor foundation issues (will have bid shortly). The roof is questionable (budgeted for a new one). There is Central heat, but no central air (budgeted to add as well). Can easily make it into a full 3/2.
