Just had a deal fall through on a primary residence in the Mount Dora area. We are looking for a new primary residence and would like to spend under $400,000. Willing to look in the Eustis, Tavares, Mt. Dora, area. Would prefer something with equity, don't mind extensive work as long as it will pass traditional financing. We are fine with HOAs, prefer a pool, golf course is a plus but not needed, prefer 1 story to 2, but would accept either. 

I'm looking for off the market deals, wholesale offers, or something on the MLS that will take much less than list price.
