Starting out - Looking at Hawaii - NYC Resident

Hi,

34 years old, started looking at real estate for retirement. Have a good selection of ETF's etc, was thinking about starting to buy real estate to diversify. I generally like beach locations, would want to buy somewhere that I would move too eventually when I retire. Florida and California market is way too hot right now. Hawaii seems more affordable. I'm open to most of the islands as long they have direct flights from US. Budget is around $200K looking for a Studio/1 Bedroom/Single family home, ideally by the beach. Looking on Zillow it seems to be possible? Regarding cashflow not bothered if it's not cashflow positive as long as it's cashflow neutral, again not sure if that's possible?


I have started reading some posts on here trying to familiarize myself with the market in Hawaii, would be great if anyone can recommend trusted local agents I can connect with to try and understand the process better.
