Financing options for multi families

Hi all

Wondering whether there was a better option to finance 2-4 multi families (not owner occupied)

So far I’ve seen you need to have 25% as a down payment on an investor loan

Is there a way you can buy a multi fam, not owner occupied, and put down less cash as a down payment? Has anyone done this before?
