$5K to anyone with "bigger pockets" for joint vent
I am looking for a joint venture/equity investor with "bigger pockets" thats interesting in teaming up for property acquisition in New Jersey. I would like to do business with someone for the long term if all goes right on the first deal. Ive already found the perfect first deal but need to obtain financing to purchase it. I have located a 3 story/3 family townhome in Newark, NJ that needs about 45k put into it because of minor fire damage (totally cosmetic, no structure damage). The price is $190K. It was bought in 2006 for $360K and the recent comps are coming in at $400-530K. If anyone is interested in backing this deal, (I will be putting in my own money as well) I will give them $5K cash and we will work out a profitable exit strategy that we both find satisfactory.
