Beginning Wholesaling

Hi, I will be starting classes to get my real estate license within the next few weeks; I have always had an interest in flipping and eventually, buy and hold. But my biggest fear was starting out; taking out a loan or using savings for the initial investment, and hoping that everything works out. With student loans and other expenses, I was hesitant to take the risk. So, with the BiggerPockets and my independent research, I see that wholesaling is a great way to gain capital, which would help with my startup. But I'm still unsure of where to begin! There's so much information to process and I'm having a hard time deciphering what's what... but I do know that I would want to function as a bird dog, at this point. Can you guys offer any assistance? Any information that you could offer? Mentoring, possibly? Personal experiences as a newbie? I am located in Philadelphia, Brewerytown, very eager to learn and begin earning as soon as I can. Thanks, in advance! Tiffany

I would try to find the biggest wholesaler in your area and try to see if you bird dog for them will they mentor you through a deal. When you are feeling motivated call the cash for homes signs around the block and see what kind of deals they're looking for and good look for them.
