questions regarding subto.

-How are arrears handled, how do you ensure once arrears are caught up that seller doesn't walk on you. 

- Can you do subto with a lein on property. How is this done.

- When handling insurance on previous subto, we purchased new insurance, canceled the old insurance which was part of escrow. The mortgage payment still has not changed 7 months later even though this was cancelled. I plan to call lender on this but don't want to wave any red flags. thoughts?
