Techniques used to find competitive rents

Hey how you doing I’am currently looking at a 4 plex for sale in my area but I don’t know if these units are below market value or not so I can cause force appreciation once I purchased the units, I watched a few YouTube videos and they always say “call all the properties similar to yours in your area that have the similar amount of rooms and bathrooms and see the price of the unit and base it off of that” which is a great technique but I was just reaching out to you all lovey! Smart ! Real estate professionals that I admire so much to see do you have certain different techniques you use or certain apps I have “Rentometer” but I heard mix feelings about that please give me advice if you have any I’am always willing to listen and learn
