Problems with Contractors
@Tyler Resnick the list looks good to me. It's balanced with enough info, butit is not overwhelming. Glad you sent it because my lists were spin offs from my old employer and I think went into way too much detail. Yours also helps to be going to your GC, so each sub trade isn't overwhelmed. I'm not sure I can post on here but I might send you over the one s I drafted up. I'm sure you'll agree they are just too complex.
Contracts with deadlines with positive and negative measures for finishing early or late
This is a great thread, especially for those of us who are new. I wrote my first scope of work for my husband this week. I'm thankful for @Tyler Resnick sharing his version. I need to go back and add some items to my version that I overlooked.

I have also been evaluating whether I want to post 8.5x11 laminated elevations on each wall, inside the house, of what I want that wall to look like for the GC to reference while I am at work. I don’t know if it will work or not but I am trying to set them up with clear instructions while I am unavailable during the day. Do you think that is a good idea?

@Tyler Resnick - thank you so much for sharing! How do you determine substantial completion? Is there a separate section for incentives (rewards/consequences)? Your contract does not seem too limiting or complicated and I think contractors would be willing to sign!

I have a separate section that I am trying to pinch down in to one page called Standard Provisions. This is the contract language section that covers payment terms, incentives, indemnification, dispute resolution, manpower loading, milestone definitions, etc.
Substantial Completion is usually defined as a property being able to used for its intended purpose. Since my intended purpose is selling, that is basically complete and ready for the development of a ‘minor’ cosmetic punchlist.
We preform 80+ rehabs per year for different investors and turnkey providers, There should be a standard for the finished product goal. Of course there is contracts and different pay schedules.
