Hey everyone! I had an investor back out last second for personal reasons- I have an amazing duplex in Newport RI (technically middletown which has virtually no STR regulation) under contract that would net about 20k/year as a LTR and 80k/year net as a STR
Purchase price: 500k
Rehab: 30k
ARV: 700k
