Which paid service(s) is/are best for me?

Hi, I’m looking for suggestions on which paid subscription service (list source, lead Sherpa, skip genie, reipro, reonomy, etc.) would be most beneficial to me. I’m looking for a service(s) that can give me:

1. The address of every 4-plex in an area (even properties that aren’t for sale).

2. The contact info of the owner.

3. Filter out the owners on the Do Not Contact list and litigators.

4. Comps and recent sale prices of similar properties.

I will not be wholesaling. Instead, I will only do marketing to owners of properties in a specific area that I’m interested in. Thus, I won’t be sending out thousands of mailers every month. I’m ok with a paid service, and only keep it for a few months.

Suggestions?
