How do i find out if the seller owes and has a lein ?

You do a title search
A title company will normally do a title search for a couple hundred bucks or for free if you close enough transactions with them. You can also look up the title information yourself in some areas but it typically has minimal costs for a subscription of some kind. If we are ever moving forward with a transaction we have our title company do one.

Anytime, are you considering doing a quitclaim? Why did this concern come up?
@Nicolas Lopez , sometimes you can look on auction.com(if it is on there) and they will have the title on the site or you can search the public notice website for your state and it will tell you also. What I do sometimes is pull up county records, see when they bought it and kinda guess depending on years. But if they took out a second mortgage, that doesnt work.
