How do we show the properties to your buyers lists once you have contracted with the agent to purchase the REO. If we use the agent they now are subject to another commission. Can anyone help?

Use the listing agent to place your offers. If your offer is accepted, then you will ask to have the lockbox code so that you can access the property as needed to get repair estimates from a number of contractors - and that you don't want to waste the agent's time for all of those trips.

First make sure the offer is accepted by the seller, unless the listing agent already had given you the lockbox code to get in the first place.
