Presenting the Evidence...
Frogive me if this has already been touched upon in a similar forum, but perhaps someone out there has some good insight...
The REOs are just piling up out here in Southern California and the asset managers have a clear mandate to go no less than 90% of asking price (which keep getting lower all the time any way), so some deals seem to be 80 cent deals. Of course that still isn't good enough with all the inventory competition in cerain areas, so where are the 65%ers that aren't part of bulk packages?
I keep hearing "it's all about how you present the evidence" when it comes to certain lenders, but not getting much love about this is done. So, uh, what exactly is the best way to state your case when you're making all cash offers backed by purchase financing money that can allow you to close in ten days?
