Question for any Commercial Property Managers: What software works best for allowing tenants to pay rent online and keep track of invoices and maintenance request? Or what methods have you implemented to keep track of information and staying organized? Any advice is greatly appreciate!

Most people use Quickbooks.  It is very good at keeping things in the right place and up to date.  You would use the purchase order part for request to repair so then you will have that in the computer and you will be able to keep track.

We use Appfolio for all of the properties that we manage except for vacation rentals. Appfolio is not at all conducive for vacation rentals. For everything else, it works great. Collections, payables, marketing, maintenance, they are work great but with some small issues here and there.
