I am looking for the opportunity to represent commercial buyers in the acquisition of retail shopping strips or multifamily properties located in Corpus Christi, TX. I am a licensed Realtor with Keller Williams. Thank you.

@Steven King - The best way to go about doing that is by finding existing retail shop owners and possibly going after those who are going through a 1031 exchange.  Both lists which are available through your existing relationships, some in-depth online searches or possibly paid services.  From there take the time to nurture those relationships and they will eventually become fruitful.

But more importantly, be an invaluable asset to those buyers.  Yes, buyers want to work with agents who charge a competitive fee.  But above that they want to work with a broker who they trust, who is dependable, and who provides them with a benefit that they can't accomplish themselves.

Generally those that are buying strip centers or larger multifamily putting down millions at a time and getting a loan want a very experienced broker helping them to buy.

If you do not have vast experience in the field usually a newer agent goes and works as a junior agent at a commercial firm that specializes in a specific asset class like retail, multifamily, office, industrial,etc.

To do it at a high level is very specialized training and not something to dabble in. If you have a lot of experience then sharing your knowledge is what can get you out there in front of buyers.

@Joel Owens I agree that a broker should have valuable knowledge and experience in whatever asset class they are assisting an investor with, however, my question is where (aside from Bigger Pockets) is the place to talk about and spread your knowledge? And how are prospective buyers supposed to see/ find that knowledge? 

Honest question as I would be interested to know myself.

I pay a company to do my website upgrades and other things as I do not have the time. I get great business off of Bigger Pockets for buyers.
