Mixed Use Properties
Hey all, What is the best way or ways to look for / search for mixed use properties? Looking for retail and apartment mixed use properties (under 75 units) but having a hard time finding anything online.

do you use Costar or Loopnet? Usaully has an option search box for this. I agree they are a pain to find since they get thrown into so many "other" categories at times.
I primarily use Loopnet.
Bruce it's more area dependent. It might be your investment area of choice that type of product is not developed there.
I see that design more in urban core areas with walkability.
Might just want to take a drive ten miles in a circle and spend a day looking around. If you want that product and it's not in your area then you can either try to change an existing building to it if the demand is there, demolish and old build or buy vacant land and build it, or find it available in another area.
If you demolish an old building sometimes the benefit is it's an eyesore to the community already where you are not tearing away nice trees etc. so you get easier approval to re-adapt the space and the community comes on board faster.

@Bruce Lee I would talk to your best brokers about it.
I use loopnet, auction.com, anyplace that sells real estate and search for commercial, mixed use. I am finding great opportunities. Auction.com just sold a great property in my area (not to me) Keep looking! They are out there. For local properties talk to commercial brokers. I love the CCIM website.
I would recommend Co-Star.
