Off market deal went to probate

Im in a spot where im trying to figure out what my next step is.

I recently bought a 4plex that I am owner occupying and remodeling as I move through the units (currently moving into the 3rd unit that will be remodeled)

Everyday on my way home i pass two houses that are very rundown, one even boarded up. One house i have aksed the neighbors about, sent multiple letters to and even called their number and left messages, ive gotten no response. The other, same ordeal but i have been in contact and even gotten them to admit they want to sell.

The person I talked to was the son of the owner, while talking for a week and trying to figure out the best course of action for this deal, the father passed.

This sent the house into probate and the son said he did not know what would happen and he would be in contact once he knew.

It has been 3 months and ive reached out but there has been no response. I have not been nagging or pushing the deal but just offering help or assistance in the probate process (snow removal, mowing, typical upkeep) trying to help and stay in touch.

This morning while making a trip to home depot I noticed a tag on the door. I was curious and went to check what it was. It turned out to be a notice that the city was going to shut the water off from the utility bills not being paid. This will result in the pipes freezing and causing a lot of damage to the house.

Ive left him a text and voicemail about this but have had no response. What is my next step to try and save this deal, or even to try to help this family out, id hate to see the house turn into an absolute mess.

Also what more can i do get into contact with the other for-mentioned house.
