Can you help me close with no money out of pocket?

Hello, 

I have a unique situation presented to me. Looking for advice on the best way to close this with the least money out of pocket. 

Home appraisal $220,000

Sellers asking $120,000 

Is there a way I can close on the home without putting any money in? Can I use the appraisal and equity as my “down payment”


many suggestions or advice is greatly appreciated.
