Florida Rentals-minimal lease terms and location

My name is Maria and my husband and I are looking to invest in a condo rental property on the west coast of Florida. We were looking to have a place where we could list on Airbnb or VRBO. Most of the investment properties that we are looking at have minimal lease terms from the HOA of one month to six months.

We are not opposed to buying this type of property.

Questions:

1. Those that have these investments--with minimal lease terms--do you have problems getting tenants?  
2. We have been looking at all locations on the west coast--what is the best location for these investments that have these minimal lease terms?
3. For a property that is not within walking distance to the beach--how far away from the beach will still attract tenants?
