Looking into the best areas for investment as a non-resident in the US in 2021.

Have been looking into the following areas and am keen to hear experienced members thoughts on these and any I may be missing. Also any Real estate agents in these areas that can add me to their mailing list. Looking for properties under 100k with high growth potential and a decent yield.
