Hoarder`s house clean-out issues

Good evening everyone!

We are trying to buy an old craftsman (2000 SF, 4b/2 ba, 2 stories) from an out-of-state heir. No inside access, but it was described as "a hoarding".

I spoke with one neighbor who has been inside, she told me there were

  • intense odors, 
  • overwhelming stockpiles of clutter, 
  • animal feces, 
  • bugs, 
  • even rats. 

What are typical budgets to clean-out such a level of hoarding? Are there any solutions to kill odors/smell ASAP? What typical problems should we expect (rotten subfloors etc.)?

Unless it is an amazing deal I wouldn’t buy a house without seeing inside 

Smells and bugs I would use a commercial grade ozone machine $50 on AMZ.  Leave it on for 3 days 

BUT no one can go inside while it is running.  Then turn it off and stay out for another day.   Kills bugs better than bug bombs in my experience 

If it is smell from a super heavy smoker the smell could be in the outlets as well as the A/C vents.  In a really bad case you could have to remove and replace.
