New Investor in Central Texas :)

Hi everyone! I am a new investor living in Austin, Tx, and I wanted to introduce myself and meet some local investors or non-locals who invest in Texas. So, nice to meet you all! I actually work for Keller Williams' R&D department (ux/user researcher) which is how I got introduced to the concept of real estate and investing as a mindset. Now I feel like I've wasted a lot of time and I'm ready to get into it asap! I've purchased a few primary residences in the past, but never from an investor's mindset (actually realized I way overpaid for our current home and it will be a negative cash flow when we move - oops). I've read a few books and listen to podcasts all day. I think I'm ready to get started, just need to push past the first deal jitters :) I'm hoping my experience interviewing and researching people and background in psych will help with negotiating, but we'll see!

Right now, I plan to target Austin and San Antonio (maybe San Marcos) for buy and hold investing, but would consider more short term investing opportunities if they arise. I would really appreciate if anyone from/interested in Central Texas wants to introduce themselves as well! Also, if anyone has tips or recommendations.
