Can changing zoning add property value? (Resi to Comm)

Hello, I have a property I am targeting a property that abuts a shopping plaza currently Is currently Residential if changed to Commercial it could attract fast food chains.  Would changing the zoning from residential to retail for food service make the property more valuable?

Depends on the demand, but if you can go up on the density and higher rent use, usually yes.

Kinda big dice to roll though if you want to rely on govt planners.

@Ray Hayward In most situations it would only add value going from res to commercial if you then built commercial buildings on the property. I would steer clear of the opportunity if you're looking for simple, quick money and you haven't navigated the process of rezoning before.

As @Steve Morris said, demand is the huge factor and it will be difficult to assess demand on abutting res zoned land.

That said, if you feel comfortable with the risk and have the capability, of course have fun!
