Hello,
Well I'm back searching for information on REI but have no clue where to start. Like going to the beach here in the spring I was ready to dive in but could only muster the guts to put my toes in so it was back to the ole 9 to 5! Well I'm going to try again. Back at it for only a few days and already I'm starting to grasp the concept of wholesaling. Would like to flip or wholesale. I dont live in the greatest neighborhood but over the last few years people have been building new houses on vacant lots and flipping a lot of homes. I need to start from brick one on the yellow brick road, there is just too much information that my brain goes into overload mode, a mentor would be ideal but I have visited some websites and there asking thousands of dollars which I wouldn't hesitate to pay but how does one know if there legit? to get a realtor license? documentation needed? etc. Danger, Will Robinson! Danger...Question? Has anyone taken or know of someone who has taken a course titled, Investing in Real Estate from Delaware Technical College. It's a five day course but I work full time and don't want to waste my time and money.

Dennis - You've come to the right place! Don't spend thousands on a mentor's courses. The team here at BiggerPockets has put together an amazing stable of resources for investors. Here is what I recommend to newbies:
5) Real Estate Note Investing - Don't let the name of the book confuse you. This book is an excellent parable about how you can get journey through real estate with taking small steps and actions.
6) Set For Life - While not exactly real estate related it is a fantstically motivating book about steps you can take in your personal life to improve your finances if you're serious about getting on the journey (it takes years) to achieving financial security and independence.
7) DelREIA Facebook Page - Because you want to invest in Delaware specifically it can be a good resource for specific things about laws, recommendations, and referrals.
So rather than spending thousands of dollars, I suggest starting with these resources. As you read them you'll have questions. Jump on the forums/blogs here on Biggerpockets and search for your questions. (You may also want to search google with the keyword BiggerPockets, the results algorithm on Google is better than the one here on the BP website...if that's their biggest flaw though then they're doing something very right in my opinion :-) ) If you can't find the answer to your specific question in the blog / forums than by all means post up your question for feedback.
Once you get through the basic resources I listed above I'd also encourage you to start reading the other books available from BP because most of them are pretty stellar.
I think it's also important to realize that real estate for a lot of people isn't something that you just start. When you start your journey it will involve plenty of self educating up front. Don't mistake these things for not taking action, they are critical for most people to feel comfortable to jump in, just like you would before starting any business.
