Medical Office Deal Analysis

Looking to buy a two-tenant medical property in the Philly area. Strong leases (10-year average) with a solid NOI 388K per year. The property has a solid CAP rate of 7%. The property is close to other medical facilities and has a strong track record (Warren Buffett is an investor in one of the tenants). If you were to invest in this type of deal, what questions, would you ask, analysis you expect, etc? I am thinking about asking friends and family to join me in the investment and want to be prepared for the potential discussion. Thoughts?
