Assumption Warranty Deed Questions

I have a client that is selling their home to me with a warranty deed. The client still owes on the mortgage. Can my client still qualify for another mortgage if they warranty deed the property to me? Will the warranty deed suffice the lender for a new home under a VA or FHA? The goal ultimately is that my client needs to move ASAP, and wants the transaction to be quick so they can get in to another property quickly. What is the best approach to assuming the property and helping my client for a quick turn around?
