Good morning, as you analyze a deal, how important is price per square foot or where does it fall on your list of factors going into buying an investment home?

For me it doesn’t. It is all based on cash flow and market value.

Price per SF is a very low impact in our market.

Bedrooms, Bathrooms, and garage is a much important locally.

    Too build upon OP's original question, and considering Ed Emmons' response...

    If strong rents support a SFR house purchase price, is there still a point at which a purchase price might be too high (relative to the price of SFR homes being bought and sold by owner-occupants or replacement value, etc.) to justify the purchase?
