Wholesale help- No lease for tenants, owner wants to sell....

I have a motivated seller that doesn't know who's living at her rental....  She's elderly, but said there's no lease, and hasn't seen or been to the property in years, I don't think she's even seeing rent checks. Her son seemed to confirm this (who seems to have no interest in helping her), and she's in danger of losing her home to tax foreclosure by the fall if she doesn't pay in full. She owns the home free and clear. She wants to sell, but is in an assisted living home, so she's not going to meet me at the property. Advice for how to proceed? I'm assuming to only move forward with an attorney.... any recommendations for how to go about getting the home under contract, and removing "tenants?" Can't imagine they'll be friendly to leaving if they are living there for free! Let alone a host of other issues this might bring on..... 😳
